Minto House sits on a main road in a quiet residential area, about 2 km from Princes Street's shops and gardens. Holyrood Park and Arthur's Seat are a 15-minute walk away, and the Edinburgh Festival Theatre is a 15-minute walk. Princes Street is a 20- to 25-minute walk, or a 10-minute bus ride from the stop directly outside. The Royal Mile and Edinburgh Waverley Rail Station are a 15-minute bus journey. The layout of the house means guests tend to use the bus for city-centre trips; parking is free but limited on-site, with additional free parking a few minutes' walk away. Several cafés, restaurants and a pub are within a 5- to 10-minute walk.

Rooms are notably spacious and kept exceptionally clean. Each room includes a flat-screen TV, electric kettle, hair dryer, and a selection of toiletries. Twin rooms are en-suite; some double rooms have an en-suite shower while others may have a private bathroom located outside the room - this is clarified at booking. Most rooms have parquet floors, a sitting area, and heating. Some rooms offer views of Arthur's Seat. There is no air conditioning but fans are available on request. The house is on a main road, so guest feedback indicates that rooms facing the back tend to be quieter; those facing the front may catch some street noise. Daily housekeeping is provided.

A full breakfast is no longer served, but a complementary tray with tea, coffee and milk is provided in the room. Many cafés, restaurants and a pub (The Old Bell Inn) are within a 5- to 10-minute walk, offering a variety of options. Popular choices include Kwok Restaurant, Voujon, Leslie's Bar, Tony's Fish Bar, Delhi Diner, Savannah Wine Bar & Bistro, and Condita, all within 0.5 km. The nearby neighbourhood provides plenty of reasonably priced morning meal choices for those who prefer not to eat in the room.

Holyrood Park, home to Arthur's Seat, is a 15-minute walk from the property, offering hill walking and panoramic views of Edinburgh. Prestonfield Golf Course is less than 5 minutes' drive away. There is a small garden on-site for quiet relaxation. No spa, swimming pool or gym is available.

Free public parking is available off-site (no reservation needed) seven days a week; the property also has two on-site parking spots available on a first-come, first-served basis, mainly on weekends.
