OPTIMUS COMFORT CAMPOAMOR 101, Valencia

The guest house is in a lively, convenient neighbourhood with many supermarkets, bakeries, bars, and restaurants (e.g., Blessed Burgers and Bar Casas Colgadas, both 0.5 km away). The metro station Ayora is a 5-7 minute walk, providing direct access to the airport (12 km), the city centre in 3 stops, and the beach in 10-15 minutes. The property is an 18-minute walk from Playa de las Arenas and 2 km from the port. L'Oceanografic and Jardines de Monforte are each about 4 km away. The area is quiet and feels safe, with easy access by bus and metro. Free street parking is often available, especially on weekends, but no dedicated parking exists.

Rooms are recently renovated and modern, offering private bathrooms (walk-in shower in some) with hairdryer and complimentary toiletries. Each room includes air conditioning, soundproof walls (though some internal noise may carry due to thin partition walls), a tea and coffee maker, dining area, and carpeted floor. Room types: double (1 bed), twin (2 beds), triple (3 single beds), and family room (5 beds). Some rooms feature a quiet street view; others may have no window or face directly onto the pavement. Bed comfort is generally good, but pillows are often thin and soft. Limited seating (only a chair or bed for sitting) and minimal hanging space for clothes or wet items. A work desk is not standard. The common area offers a shared fridge, microwave, and capsule coffee machine.

The property does not have a restaurant or breakfast service. The reception area offers free capsule coffee, water, a shared fridge, microwave, and disposable utensils - suitable for basic self-catering and packed meals. Within a short walk, there are numerous dining options: Blessed Burgers (0.5 km), Bar Casas Colgadas (0.5 km), Pecora Nera (0.5 km), TarroSweet (0.5 km), and several other bars, cafés, and pizzerias. The area is well supplied with grocery stores (e.g., a supermarket opposite) for stocking up. For a fuller meal or sit-down breakfast, guests typically head to the nearby cafés and restaurants.

The guest house has no pool, gym, spa, or on-site leisure amenities. The surrounding area does offer water sports opportunities at the nearby Playa de las Arenas beach (18-minute walk). The property provides a clean, practical base for beach visits and city exploration, and the shared outdoor seating area offers a place to relax outside. The quiet, safe neighbourhood is well positioned for jogging or cycling along the seafront.
