The property is a 5-minute walk from Playa de las Arenas, and the Malvarrosa beach is also within easy reach. Valencia city centre is best reached by the nearby tram (3 stations to the university area) or bus, with stops directly outside. Valencia Airport is 13 km away. The Cabanyal district is known for its authentic local feel, with many restaurants, cafés, and supermarkets within a 2-minute walk. Parking is not available on-site, but free street parking is possible on nearby roads. Transport to the city centre is quick and cheap via the tram or bus.

Rooms are described as compact but beautifully decorated, with comfortable beds, quality bedding, and smart furniture. Each room includes air conditioning, a flat-screen TV with streaming services, a washing machine, a coffee machine, and a hairdryer. All rooms are on the ground floor. Rooms facing the front of the property are next to a bus stop and can be very noisy; rooms at the back are quieter. Rooms with a private bathroom provide an en-suite shower, while shared-bathroom rooms share one bathroom and one additional toilet with other rooms. The entire apartment has been newly renovated and is kept exceptionally clean. A shared kitchen is fully equipped for cooking, and a terrace with outdoor seating is available.

The homestay does not serve breakfast or operate a restaurant. The shared kitchen is fully equipped with cookware, utensils, a hob, an electric kettle, and a coffee machine with free coffee pods. Guests can cook their own meals. Supermarkets are also within a short walk for groceries.

The primary leisure activity is beach access: Playa de las Arenas and Malvarrosa beaches are within a 5-minute walk. The host provides beach towels and umbrellas for use. The shared terrace with outdoor seating is available for relaxation. No pool, spa, or gym facilities are present.
