The guesthouse sits directly opposite Termini train station, making it ideal for airport transfers (Fiumicino and Ciampio buses depart from Termini) and for reaching the Colosseum (20 min walk or 5 min by bus 70 from the stop outside). The area around the station is busy day and night, with convenience stores and several restaurants within 300 metres. The immediate block around the building can feel less secure, with people loitering outside, so staying alert when entering and exiting is advisable. For city sightseeing, metro line A (Vittorio Emanuele) and bus 70 towards Piazza Venezia and the Pantheon are the most convenient options.

Rooms are spacious for the location, with a double or triple bed setup (king-sized double and a single in triples), a small table with chairs, and a desk. The private bathroom is separate from the bedroom but for sole use of the room - it includes a bath, shower, hairdryer, and free toiletries. Air conditioning works well and rooms are generally clean with fresh linen and towels. Noise from the road and from upper-floor apartments can be noticeable; rooms with windows facing away from the courtyard are quieter. The building itself is old and the common areas (hallway, staircase) are worn and occasionally smell of urine - this is the main point of access to the rooms. Some rooms offer a hot tub under a special feature.

Breakfast is not a full cooked meal but a simple self-service station in the hallway: packaged croissants, fresh fruit (bananas/apples), instant coffee, tea bags, fruit juice, and bottled water replenished daily. There is no restaurant or bar on site, but the immediate area around Termini has dozens of casual eateries, including at least nine restaurants within a 300-metre radius (Italian, Chinese, Korean, Indian fast food). A shared fridge, microwave, and electric kettle in the common area allow guests to prepare simple snacks or reheat food. Tap water is safe to drink.
