The apartment sits on a small square between Rialto and San Marco, close to Ca' d'Oro and Piazza San Marco. Marco Polo Airport is 18 km away, and the nearest public transport stop is about 8 minutes on foot; the property has no airport shuttle, so onward travel is arranged independently. Despite the central position, the square is a little removed from the busiest shopping streets, giving a calmer base. A grocery shop is directly opposite, and the surrounding lanes hold a dense cluster of restaurants, pastry shops and cafés within roughly 300 m. With no on-site parking, the location is best used car-free; drivers should park at Piazzale Roma and continue on foot.

Two apartment layouts are available. One has two bedrooms, one bathroom with a bath, three beds and city views; the other has two bedrooms, three bathrooms with showers, four beds and a terrace. Both include a living room, dining area, satellite flat-screen TV, soundproofed walls, free toiletries and a kitchen with stovetop, refrigerator, dishwasher and kitchenware. Bathrooms are private, and some include a bidet. Decor is authentically Venetian, with high ceilings, chandeliers and wall paintings; bathrooms in some units have been renovated while other finishes remain dated. Beds are comfortable, sofa beds provide extra sleeping space, and storage is limited in some rooms. Portable air-conditioning units serve the bedrooms and living room, heating is available, and earlier water-pressure and heating faults have been fixed. Hot water is boiler-fed, so consecutive showers can reduce the temperature. Rooms overlooking the square can catch evening street noise, and curtains in the master bedroom may not fully block light. The apartment is reached by stairs only, without a lift.

Meals are centred on the apartment kitchen, which provides a stovetop, refrigerator, microwave, dishwasher, toaster and kitchenware. A grocery shop opposite the entrance makes self-catering straightforward, and the surrounding lanes contain a dense cluster of restaurants, wine bars, pastry shops and chocolate shops within roughly 300 m, including Baci & Pasta, Osteria alle Testiere and Pasticceria Ponte delle Paste Venezia. Breakfast, where offered, is selected by date as part of the room choice; there is no restaurant on site. The kitchen suits families and longer stays, though basic pantry staples such as salt and pepper are not guaranteed.

No swimming pool, spa or wellness centre exists on site, which makes this a sightseeing-focused base rather than a resort property. The surroundings compensate: boating is available in the nearby canals, Rialto Bridge is a five-minute walk away, and St Mark's Basilica is 600 m from the door. In selected apartments, the terrace or balcony provides a private outdoor spot with canal or rooftop views. Spacious living areas and multiple bathrooms make relaxing at home after a day of walking a comfortable option for families and groups.

The apartment provides free Wi-Fi throughout, express check-in/check-out and self check-in via an access code. Safety features include CCTV in common areas and fire extinguishers.
