The property sits on a pedestrian street filled with bars, restaurants, and shops, offering immediate access to the city's main squares and historic centre. Norte Train Station is a 3-minute walk, and Xàtiva metro station (direct line to the airport) is also within a few minutes on foot. The González Martí National Museum of Ceramics is 600 metres away, and the bullring is just behind the area. The location works well on foot for most attractions, but the central nightlife means street noise continues until around 2:00 AM. Guests arriving by car can use nearby public parking at Parking Lys (100 metres), Parking Ruzafa, or Parking Colon, though on-street regulated parking behind the bullring may also be available.

Rotaret offers single, double, twin, and triple rooms, all with shared bathrooms (two bathrooms on the floor, kept clean daily). Rooms are equipped with air conditioning (some rooms have ceiling fans only), heating, free toiletries, a seating area with a sofa, and tiled or parquet floors. Several rooms open onto a balcony overlooking the street or Plaza del Ayuntamiento, while interior rooms face a dark courtyard that can have poor ventilation and sometimes smells from nearby restaurant vents. Some rooms in the building have no balcony. The rooms are described as basic but clean, with comfortable beds. However, sound insulation is very poor - thin walls, hollow doors, and tiled floors mean noise from the corridor, neighbouring rooms, and the street carries throughout. Guests wanting a quieter stay should request an inner courtyard room (H4 or H5 are noted as quieter), though interior rooms may lack natural light. There is no desk, making the property less practical for business work. Some rooms have a working fan; others rely on a ceiling fan that is often too high or noisy. Air conditioning is available but not in all rooms, and some units have limited hot water supply.

Rotaret does not have a restaurant, bar, or kitchen. There is no fridge or tea/coffee-making equipment in the rooms. For breakfast, a café directly downstairs (Cafe Granier) and several bakeries on the street offer good-value morning meals. The surrounding area is densely packed with dining options, including Arroceria La Valenciana (0.5 km) for paella, Hard Rock Cafe (0.5 km), Lemongrass Ribera (0.5 km), and many other restaurants and tapas bars within a 5-minute walk. Guests should plan to eat out for all meals.
