SAN GIOVANNI DREAM HOUSE, Rome

San Giovanni Dream House sits in a quiet residential street directly off the Re di Roma metro stop, placing the Colosseum and Palatine Hill within a 25-minute walk or 4 metro stops from Termini station. The immediate area is lined with supermarkets (Conad), bakeries, and a wide variety of local restaurants and pizzerias, so everyday errands and meals are easily covered on foot. Bus line 87 stops around the corner and reaches the Colosseum in about 25 minutes. The location is well-suited for families, couples, and solo travellers who prefer a peaceful base after sightseeing, with no street noise at night thanks to the dead-end road.

The apartment is spacious and tastefully decorated, offering a separate bedroom and living area. The kitchen is complete with cooking utensils, a fridge, and a coffee machine - ideal for preparing meals. The washing machine includes laundry supplies, a practical bonus for longer stays or travellers wanting to pack light. The bedroom window faces an internal courtyard, keeping the room very quiet at night. The king-size bed has a high-quality mattress, and the apartment is kept spotlessly clean. Entering on the fifth floor, the building has a small but functional lift, which is a notable convenience in Rome. Welcoming snacks, wine, and coffee pods are left by the owner to help guests settle in upon arrival.

The fully equipped kitchen includes a stove, fridge, coffee machine, and all cookware, so guests can prepare breakfast, lunch, or dinner at the apartment. For those who prefer eating out, the immediate neighbourhood offers a dense concentration of dining options - including Ristorante Pizzeria Il Veliero AIC, Trattoria Etruria 39, and several bakeries and bars - all within a 3-minute walk. A large Conad supermarket a few steps away makes restocking groceries easy. There is no on-site restaurant or bar, but the area's local (non-touristy) eateries provide authentic Roman dining just outside the door. The owner often provides welcome snacks and drinks, which is especially helpful for late arrivals.

The property focuses on comfortable independent living rather than on-site leisure amenities. For relaxation, the living room has a flat-screen TV, and board games and puzzles are provided for quieter evenings. The apartment's location makes it easy to reach Rome's main leisure attractions - the Colosseum, Palatine Hill, and the historic centre - within a 20-25 minute walk or a short metro ride. The quiet residential setting also works well for those who prefer to unwind after a day of sightseeing without city-centre noise.

Free WiFi is available throughout the apartment. The lift in the building provides step-free access to the fifth floor, which is particularly useful for families with strollers or travellers with suitcases. A paid shuttle service can be arranged via the owner. The reception-like support is provided by Daniela, who communicates in English and Italian via WhatsApp, sends detailed access instructions, and can help arrange taxis. Luggage storage can be arranged if needed between check-out and departure. Safety features include fire extinguishers, and an invoice is provided for booking receipts. Cots and board games are available upon request for families with small children.
