Santa Maria Novella station (for trains and airport tram) is 300 metres from the building, making it practical for guests arriving from Florence Airport (9 km) by rail. The immediate streets are filled with restaurants, cafes, and a coin laundromat a few doors away. For car-free travellers, every major sight is comfortably reachable on foot, but the narrow central streets and lack of on-site parking make it less suitable for a driving stay.

Units feature a private bathroom with shower, bidet and free toiletries, a living room with sofa bed and dining area, a kitchenette (fridge, microwave, kettle, basic cookware), and air conditioning with heating. The main bedroom offers a comfortable double bed, while the sofa bed in the living area serves as extra sleeping space. Some units have an internal short staircase between the bedroom and the living/kitchen level - this is not shown in photos. Road-facing apartments can be very noisy from street-level restaurants and pedestrians until late, and a connecting door between adjacent apartments means noise from neighbours may carry. The building's common areas (entrance hall, staircase) are old and show wear, but the apartment interiors are clean, bright and modern.

The apartment is equipped with a small kitchen corner - a fridge, microwave, kettle and basic cookware are provided. There is no full stove or oven, so cooking is limited to reheating and assembling simple meals. The immediate area is dense with dining options: within 300 metres you will find traditional trattorias (Ristorante Buca Mario, L'Osteria di Giovanni), Tuscan steakhouses (I'Tuscani 2, I'Tuscanino), a wine bar (Enoteca Bellini), and a gelateria (Gelateria Lorenzo). Breakfast is not included; many cafes in the vicinity serve pastries and coffee from early morning.

WiFi is free and available in all areas, though it can be unreliable - a backup network is provided. Pets are allowed without additional fees. Air conditioning and heating are available in the apartment, as well as a flat-screen TV with streaming services (requires working internet).
