The condos are directly opposite Plaza La Isla, offering a variety of restaurants, shops, and tour desks within a 1-minute walk. A Soriana supermarket is a 5-minute walk away, and a larger Chedraui Selecto is a 10-minute drive or bus ride. El Rey Beach is an 8-minute walk. Cancún International Airport is 19 km away; the paid shuttle costs around 80 USD and can be arranged after booking. The location works well both on foot and by car-free private parking is available on site without reservation.

Units range from studios and one-bedroom suites to two-bedroom apartments for up to 8 people. Each comes with a private entrance, fully equipped kitchen (stovetop, refrigerator, microwave, kitchenware), seating area, dining table, tea/coffee maker, flat-screen TV with cable channels, and ironing facilities. The Deluxe suites with sea views include a private balcony. Some rooms have a private pool on the balcony. However, certain units face issues with humidity, mold, and dated furnishings-windows cannot be opened in many rooms, and the air conditioning can be noisy. The property is located on the vacation-rental side of the Park Royal complex, so finishes and maintenance vary by individual owner.

Guests staying in the condos do not have automatic access to the hotel's all-inclusive dining. A bar is present on site and serves alcoholic beverages, but purchasing drinks at the pool or bar may require a paid day pass. Breakfast and dinner from the hotel's restaurant are available only as part of a separate all-inclusive package. The full kitchens in each apartment allow self-catering, and the immediate area offers many restaurants-including KAI, Thai, Lorenzo's, and others-all within a 5-minute walk. A minimarket is also on site.

The complex features an infinity pool (open daily 06:00-21:00), a separate family pool, and a children's pool with a water slide-all open year-round and free to use. Pool/beach towels, sun loungers, and umbrellas are provided at no extra charge. The private beach area is a short elevator ride down from the building. A public bath is also available. The fitness centre has an additional charge, but the pools, beach, and sunbeds are free for all guests.
