The apartment is 500 metres from Venezia Santa Lucia Train Station and a 20-minute walk from St Mark's Square. It sits in the Dorsoduro district, a quiet and authentic neighbourhood with numerous restaurants, cafés and a gelateria within 0.5 km. The Piazzale Roma bus station and Roma vaporetto stop are a short walk away, providing direct water-bus access to Venice's main sights. The area is calm yet well connected, suitable for travellers arriving by train, bus or car (park at Tronchetto island and take the vaporetto).

Each apartment features parquet floors, wood-beamed ceilings and white furniture, with air conditioning, heating, free Wi-Fi and a flat-screen TV. Units have 1 or 2 bedrooms with large double beds, a separate living/dining room with a sofa, and a kitchen equipped with a refrigerator, microwave, coffee maker, washing machine and cookware. The apartments are spacious and quiet, with good natural light, and are well suited for families or two couples. Some units may show signs of wear (aged furniture, occasional maintenance issues), and the building has steep stairs with no lift. Extra bedding and blankets are available on request.

Each apartment has a fully equipped kitchen with a refrigerator, microwave, coffee maker, toaster, dining table and cookware, allowing guests to prepare their own meals. The immediate neighbourhood offers a wide variety of dining options within 0.5 km, including Bar Pasticceria La Bauta, Ristorante Pizzeria Al Bacco Felice, Trattoria la Rosa dei Venti, Arcicchetti Bakaro and several other restaurants and pizzerias. There is no restaurant or bar on the property, but grocery shopping is easy given the kitchen facilities.

The apartments do not include a pool, spa, gym or dedicated leisure facilities. The strength of the property lies in its location: guests are a short walk from the Grand Canal, water-bus stops, museums, galleries and St Mark's Square, making it a convenient base for sightseeing and exploring Venice on foot or by vaporetto.

Wi-Fi is free in all areas. Luggage storage is available at a nearby warehouse after checkout, which is practical for late departure days. Pets are allowed on request and may incur charges. The property provides an invoice for stays. There is no lift, and the building has steep stairs. Check-in is from 15:00 to 19:00 free of charge; late check-in after 19:00 carries a surcharge.
