This family-run B&B sits in the upscale Prati quarter, a quiet residential area that feels safe even at night. The Vatican Museums and St. Peter's Basilica are less than 10 minutes on foot, making it ideal for early morning visits. Ottaviano Metro Station (Line A) is just 500 metres away, connecting to the Spanish Steps (3 stops) and Colosseum (20 minutes). Numerous restaurants, pizzerias, cafés, and bars are within a 2-minute walk, including a 24-hour grocery store. The property has a lift, which is helpful for luggage. Free street parking (blue/white lines) is available nearby but limited, so a car is not recommended for sightseeing - walking and metro cover most needs.

The B&B offers double, quadruple, and suite options, all with a private bathroom (shower in tub or stand-alone). Rooms are spacious by Roman standards, with parquet floors, a seating area, and tea/coffee-making facilities. Some units open onto a balcony or have windows overlooking St. Peter's Basilica. The kitchen is shared with one or two other rooms and is equipped with a microwave, fridge, stove, kettle, toaster, and cookware. Daily housekeeping changes towels and empties bins; bed linen changes may occur every third day, so longer stays may require a request. A small number of rooms feature decor inspired by Italian cinema. Pillows are noted as firm; if you prefer softer pillows, bring your own. Quiet environment overall, though internal doors may not block hallway noise entirely.

Breakfast is a self-service buffet set up in the shared kitchen. Each room receives a dedicated shelf in the fridge and a cube of the IKEA Kallax shelf stocked with packaged sweet croissants (merendine), white bread, jam, Nutella, yogurt, milk, juice, and coffee (capsules). A Lavazza coffee machine and electric kettle are provided. The kitchen is open 24/7 and includes a microwave, stove, plates, cups, cutleries, and a toaster, allowing you to prepare additional meals. The surrounding area offers excellent dining options: pizzerias, trattorias, and bars within a 1-minute walk. A 24-hour grocery store is a 3-minute walk for sandwiches or fresh food. No restaurant or bar is on site.

Arches B&B does not operate a spa, swimming pool, or fitness centre. There is no sauna or game room. For leisure, the immediate area is pedestrian-friendly, with the Vatican's gardens and St. Peter's Square within a 10-15 minute walk. Locals use the nearby parks along the Tiber River for jogging (10-minute walk). If you require dedicated wellness facilities, you may need to look for hotels elsewhere, but for city-break sightseeing, the location itself provides plenty of walking exploration without the need for a gym.

Free WiFi is available in all areas, including rooms. A lift serves all floors. Luggage storage is free of charge before check-in and after checkout. Shuttle service to both Fiumicino (55 EUR) and Ciampino airports can be arranged on request (paid). Public parking is possible on site (charges may apply, reservation not possible); free street parking (blue and white lines) is also available. Pets are allowed on request, with possible extra fees. Laundry is not available on site; there is an automatic laundromat nearby. Daily housekeeping includes towel changes and bin emptying.
