Set in the upscale Trionfale district, the property is a 20-minute walk from the Vatican Museums and St. Peter's Square, or a short bus ride on a frequent line (N913) that also connects to the centre. The nearest metro is a 10- to 20-minute walk uphill. For the Olimpico Stadium and Foro Italico, a taxi takes 12 minutes, or 35 minutes by public transport. The airport is reachable by a taxi service with fixed rates: €73 from Ciampino and €60 from Fiumicino. Nearby dining is within a few steps, including a restaurant at the bottom of the street. The villa's setting on a hill provides views but requires walking up a slope; a taxi is recommended on arrival with luggage.

The ten rooms and suites are each uniquely styled with luxury fabrics and wallpaper, set across a historic villa. All face the Mediterranean garden, and each has a private bathroom with hairdryer, air conditioning, heating, a minibar, tea/coffee making facilities, and a flat-screen TV. Suites and junior suites can include an extra bed (€30 per night), and some rooms have an independent entrance. No rooms have a balcony. The bathrooms vary in size and modernity, and some have dated fittings; the hot water can be intermittent. Rooms can vary significantly, with some being much smaller than the spacious photographed suites, so confirming the exact category at booking is wise.

The daily continental buffet breakfast is available for an additional €5, served on a pleasant rooftop terrace or in-room. Breakfast includes coffee, cake, croissants, yoghurt, cereal, and sometimes ham and cheese. A coffee, tea and cappuccino machine is available on the terrace. Breakfast quality and variety have been inconsistent, with eggs not standard, and service hours can be limited. Several restaurants are within a few minutes' walk, including a burger spot and a pub at 0.5 km, as well as a trattoria at the bottom of the steps. No restaurant or room service is available other than breakfast.

Leisure facilities centre on the outdoor spaces: a 1000-m2 Mediterranean garden with citrus trees, a pergola, outdoor furniture, and a rooftop terrace used for breakfast and relaxation. A hot tub/jacuzzi is available. There is no swimming pool or spa. The quiet residential setting and garden provide a calm environment for reading or unwinding, but substantial leisure facilities are limited. The property is within walking distance of Villa Miani and other local landmarks.
