Situated in the Prati district, a quiet residential area with tree-lined avenues, this guest house is just 650 metres from the Vatican Museums and less than a 15-minute walk to St. Peter's Square. The Ottaviano Metro station connects directly to the Spanish Steps (3 stops) and the Colosseum (20 minutes). Many of Rome's top sights - Castel Sant'Angelo, Trevi Fountain - are also within a comfortable walking distance (about 20-30 minutes). A large supermarket, several restaurants, and cafés are all within a 5-minute walk. The building features a distinctive antique lift, making upper-floor access easy. For drivers, free street parking (white lines) is available but very scarce; paid blue-line parking (€4 per 8 hours) is an option, and a nearby garage costs around €20 per day.

Each room is individually styled with parquet floors and monochrome décor, and includes air conditioning, a flat-screen TV, a minibar, an electric kettle, and a private bathroom with hairdryer, free toiletries, and slippers. Some rooms offer a balcony or a seating and dining area. Bed type (double or twin) can be requested at booking, but is subject to availability. A family room is available, suitable for up to 4 guests, though some describe it as compact for that number. While rooms are generally clean and comfortable, the property is a converted apartment-style guest house and some reports note dated fixtures and occasional maintenance issues such as noisy internal boiler pipes and variable water pressure. A lift provides access to all rooms.

Breakfast is included in the rate but is provided as a voucher to a partner café a few minutes' walk from the guest house, offering a standard Italian breakfast of a hot drink and a croissant. The shared kitchen is available for self-catering and includes a capsule coffee machine, an electric kettle, cookware, and is stocked with free cake and coffee capsules.
