The property sits between two historic Roman roads: Via Appia Nuova (shopping, restaurants) and Via Tuscolana (market stalls, budget shopping). Public transport is abundant: bus lines 85 (direct to Colosseum and San Giovanni hospital), 590, 650, 671, and 16 cover the city. Ponte Lungo metro is a 12-minute walk, and San Giovanni metro is 2 km away. The Colosseum and Domus Aurea are within 5 km. For airport transfers, take the FL1 regional train from Tuscolana (€8, 15-30 min frequency) or the Leonardo Express from Termini (€14, 32 min). The walk from Tuscolana station to the B&B is about 700 m; from Furio Camillo metro it's a 500 m walk. No car is needed to explore the city.

All rooms are spacious and can be configured as doubles or singles. The Primavera room has a private bathroom with shower, a window overlooking the inner courtyard, and decorative wisteria-themed decor. The Estate room is the largest, adding a desk/workstation. Each room includes a TV (32-inch LCD), free Wi-Fi (ADSL 20 MB), heating, air conditioning, a large wardrobe, a tea and coffee maker, and an electric kettle. The private bathrooms include a shower, bidet, hairdryer, and free toiletries. A third bed (futon or cot) is available on request, and a third person can be accommodated. Rooms are cleaned daily. No rooms have a balcony.

Breakfast is a simple Italian affair - typically coffee, pastry, and juice - provided at a local bar. Special diet menus can be requested in advance. For lunch or dinner, the surrounding streets offer dozens of eateries within a 300 m radius, including Pizza Chef, I Carnivori, Labo52, and Pasticceria Fortunato. There is no restaurant, bar, or self-catering kitchen available on the property, but the shared kitchen can be used for basic meal preparation. A packed lunch or evening meal will need to be sourced from nearby venues.

The property focuses on comfortable, practical accommodation rather than leisure facilities. The shared lounge and TV area provides a space to relax. Guests seeking wellness amenities will need to explore the city's many public parks, gyms, and cultural attractions.
