The property is located in a historic building on the main island, within a 7-minute walk of the train station and a 3-minute walk from the Piazzale Roma bus terminal. Waterbus (vaporetto) line 1 stops directly outside at Riva di Biasio, providing quick access to St. Mark's Square, the Rialto Bridge (1 km), and other islands. The airport bus (ATVO/ACTV) stops in the square outside the property. The People Mover to the cruise terminal (Marittima) departs every 10 minutes from a station just 10 steps away. The location is highly practical for car travellers, as the hotel is one of the few Venice properties with on-site parking, yet it also offers easy walking access to the historic centre. Nearby landmarks include the Casino di Venezia (0.5 km), Basilica dei Frari (0.5 km), and Ca' d'Oro (0.5 km). Walking to St. Mark's Square takes about 15 minutes; the route passes numerous shops, restaurants, and architectural sights.

Rooms feature classic or Venetian-style décor, parquet floors, air conditioning and heating for year-round comfort, flat-screen satellite TV, minibar, electric kettle, tea/coffee, and a safe. All rooms have a private bathroom with shower, bidet, hairdryer, and free toiletries. Single rooms share a bathroom. The property has two floors with no elevator - rooms on the first floor are accessible via 24 steps. The separate family apartment (2 metres from the hotel entrance) includes a sofa bed and is suitable for larger groups. Some rooms face the street and may experience noise from road traffic or late-night passers-by. Rooms on upper floors are generally quieter for sleep. The mini-fridge can produce a constant hum; light sleepers may want to bring earplugs. Bathrooms in older rooms may show wear; newer rooms have modern renovated bathrooms.

The property does not have a restaurant or bar, but the location is surrounded by dining options.
