CASA DE HUESPEDES 12 OCTUBRE ROOMS, Madrid

The property sits in a budget-friendly residential area with easy metro access (line 6, no transfers needed for Puerta del Sol). Hospitals 12 de Octubre and La Paz are within walking distance, and the Caja Mágica is a 14-minute walk - practical for event attendees. Reina Sofia Museum, El Retiro Park, and Atocha station are about 5-6 km away. The access door is on a side street off the main number, which can be confusing to find in the dark. The surrounding streets have a neglected feel and some users report safety concerns after dark. Several supermarkets, bars and a Lidl are within 1 km.

Rooms are compact, with 2 single beds (some reports of small bed width) and a very small walk-in shower. A mini-fridge, heating, and an electric heater in the bathroom are provided. Cleanliness is inconsistent: some units have stained linen, dirty walls, dusty floors, and cockroach sightings in multiple rooms. The entrance door to the property does not always close securely, which may affect the sense of security. Sound insulation is poor - guests hear noise from hallways and neighbouring rooms (talking, toilet flushing). Road-facing rooms experience noise from the nearby parking area. The interior is dated and basic, but air conditioning and hot water generally work well. A few rooms have a window facing the street; installation of a privacy screen (stor) has been added in some rooms. For light sleepers or those prioritising hygiene, this accommodation is best for a single-night transit use only.

Wi-Fi access is free throughout. Check-in is fully automated: guests receive a code to open a key storage box - no staff presence on site. Luggage storage is not offered. Housekeeping is not standard; some rooms are not re-serviced during the stay. Heating and air conditioning are available but the thermal efficiency is limited, and some rooms feel cold. Contact with management is via WhatsApp or phone; response time varies - some users reported quick replies, others no response at all, especially at night.
