The hotel sits on a quiet piazza just off the main tourist routes, within easy reach of all major sights. From Venice Santa Lucia station, take vaporetto line 2 to Rialto, then follow the mercerie for about 15 minutes. From Marco Polo Airport, the Alilaguna water bus stops at San Marco (70 min, €15); a water taxi takes 25 minutes. Drivers must park at Piazzale Roma (3 km) and take a vaporetto. The entrance is through a narrow calle, which can be tricky to find at first - detailed directions are provided. The neighbourhood is filled with shops, cafés, and restaurants, with the Doge's Palace, Bridge of Sighs, and La Fenice theatre all within a 5-10 minute walk.

Rooms are generally compact but functional; some are dated with older furnishings, while Superior rooms are larger and more modern. All rooms have heating, a safe, and tiled or parquet floors. Lighting can be dim in some rooms. Bathrooms include bidet and free toiletries; some units have a handheld shower without a fixed head. Rooms facing the street may be affected by noise from nearby restaurants and church bells - inner courtyard rooms are quieter. No rooms have a balcony. Daily housekeeping is provided, and towels are changed regularly. Family rooms offer enough space for a cot (available on request).

The breakfast buffet includes bread, cold cuts, cheese, yogurt, cereal, and coffee/tea. No hot dishes or fresh fruit are offered. Coffee and tea are only available during breakfast hours. The roof terrace is a pleasant spot in good weather, though seagulls may try to steal food. There is no restaurant on site, but the hotel's ground floor has a restaurant (separate management) and many dining options are within a short walk along the mercerie and around St. Mark's Square.

The hotel's central location provides easy access to the Art Biennale gardens (via vaporetto from San Marco) and the Lido (water bus in September for the film festival).
