The resort is situated directly across from Newport Harbor, with the Museum of Newport History also across the street. Downtown Newport's main shopping and dining district is within a 10-minute walk, and restaurants such as Newport Lobster Shack, Brick Alley Pub, and Skiff Bar are just 0.5 km away. The Bellevue Shopping Center is 2 km away, and the famous Cliff Walk and mansions are a short drive or Uber ride. Free public parking is available a short walk from the building, and the area is walkable for most errands and sightseeing.

Each suite is a two-bedroom, two-bathroom layout (some are two-level) with a living room containing a sleeper sofa. The full kitchen is equipped with cookware, dishes, a dishwasher, and utensils. Bedrooms offer comfortable beds (king or twin), and bathrooms have a private shower with complimentary toiletries. Some units have views of the harbor or pool. The decor is basic and some furniture may feel dated, but the suites are spacious and clean. Note that there are no dressers in the master bedroom - storage is limited to closets. Rooms without balconies are standard; the main building has an elevator.

The property provides a simple continental breakfast each morning, including muffins and coffee. There is also a Starbucks kiosk for additional coffee and snacks. No full restaurant or room service is available, so guests with larger appetites or special dietary needs can walk to numerous restaurants within 0.5 km, including casual seafood and pub fare. Each suite's full kitchen allows for self-catering, and outdoor BBQ grills are available for guest use.

The resort's centerpiece is the indoor/outdoor heated swimming pool, which connects inside and outside for year-round swimming. Two hot tubs (one indoor, one outdoor) and a sauna complement the pool area. The fitness center is equipped with cardio machines and free weights. A private movie theater shows films and provides complimentary popcorn. The game room has a pool table, pinball machines, and arcade games (some paid). Daily activities include arts and crafts, outdoor movies by the fire pit, and BBQ events. Free laundry facilities and a shared lounge/TV area are also available.
