The resort is situated right off the main roads in Sevierville, putting Dollywood, the Tanger Outlets, and dozens of restaurants within a 5- to 10-minute drive. A Walmart Supercenter is less than 2 km away. Veterans Boulevard offers a faster bypass to avoid traffic on the main strip. The area is very crowded during peak seasons, so plan extra travel time. There is a trolley stop near the resort for getting to Pigeon Forge and Gatlinburg without a car.

Units range from one-bedroom suites to two-bedroom condos that sleep up to six people (using a sofa bed). Each condo has a fully equipped kitchen with cookware, dishes, and utensils, plus a washer/dryer, ironing facilities, and free toiletries. Some units include a spa bath. The two-bedroom units are approximately 100 m². Many have been updated with modern furniture. However, decor and cleanliness standards vary significantly: some units have stained carpets, worn furniture, dust, mold in bathrooms, and ants. First-floor and basement units have no balcony or patio and often face the parking lot or other buildings. Road-facing units (especially in buildings 20 and 21) can be very noisy from traffic.

The resort offers several pools: a large outdoor pool with a mountain view on the main (Elkmont) side, an indoor pool, smaller outdoor pools on the other side, a children's splash pad, and multiple hot tubs and a sauna. A fitness centre with modern equipment, a game room with billiards and ping pong, and a mini-golf course are available. The recreation centre hosts daily activities for children and families, including poolside movies and karaoke. Some pools have limited hours and may close early; pool cleanliness has varied.

Parking is free and ample, with no reservation needed. Wi-Fi is available free of charge, though coverage can be inconsistent in some units. The 24-hour front desk can provide extra towels and amenities by request, and a text messaging system is available for quick communication. The property has elevators in the four-story buildings. No laundry or luggage storage has been confirmed as a dedicated service, but in-unit machines allow guests to do laundry. The front desk processes check-in and a separate timeshare desk handles presentations; expect delays and strong sales pressure.
