The inn is located right on the UW campus, making it ideal for university visits, medical center appointments, or campus events. The U-District light rail station is a short 8-minute walk, providing direct service to downtown Seattle and Sea-Tac Airport. Multiple bus routes stop within one block. The Seattle Center and Washington State Convention Center are a short bus ride away. The surrounding University District offers a wide variety of restaurants, cafes, and shops. Free street parking is available after 8 pm and on Sundays; a nearby paid parking lot is also accessible.

The historic 1909 building houses comfortably renovated rooms. Each room features a sink and mirror; shared men's and women's bathrooms (with private stalls) are located on each floor. For a private bathroom, choose a Premium room, which includes a newly remodeled ensuite. Room sizes vary - some are compact, others spacious with window bench seats. All rooms have ceiling and table fans; there is no air conditioning. Beds are generally comfortable and rooms are clean. Some rooms include a mini fridge (requestable), and the top-floor loft offers a shared kitchen. Note that there is no elevator; rooms are on floors 2-4 via stairs. Road-facing rooms may be noisier.

A free continental breakfast with bread, pastries, coffee, and juice is provided each morning in the shared loft kitchen. The College Inn Pub (American cuisine) is open daily from 11:00 to 21:00 on the ground floor. Bean & Bagel and Basil Viet Kitchen are also on-site. Complimentary tea and juice are available all day in the loft. Numerous other restaurants and cafes are within a short walk in the University District.

The 4th-floor loft is a bright, skylit area with comfortable seating, tables, a shared kitchen, and 24-hour complimentary coffee and tea. It serves as a social and relaxation space, ideal for reading, working, or meeting other travellers. Board games are available. There is no fitness centre, spa, or swimming pool.

The inn provides free WiFi in all rooms, a 24-hour front desk, express check-in/out, and private check-in/out. Luggage storage is available until 9pm daily. A shared kitchen with cookware and utensils is located in the loft. Daily housekeeping is available for an additional charge. Safety features include 24-hour security, CCTV in common areas, fire extinguishers, and smoke alarms. No pets are allowed, and the property is entirely non-smoking. Parking is available at a nearby lot by reservation (additional charge).
