The property sits at Km 19.5 of the Hotel Zone, placing it in a quieter section with direct access to the beach and stunning ocean views. El Rey Mayan Ruins are 2 km away, and Playa Punta Nizuc is a 5-minute walk. A bus stop is right in front with R-1 buses every 5 minutes running along the full hotel zone for about 1 USD - easy for reaching downtown Cancun, ferry terminals to Isla Mujeres, and further attractions. A convenience store (OXXO) is across the street, and two restaurants (Navios and another) are within a half-minute walk. Parking is free, private, and requires no reservation, so a rental car is practical. The area is well-lit and feels safe for walking even at night.

Each unit includes a private entrance, a fully equipped kitchen (stove, microwave, refrigerator, cookware, utensils, tea/coffee maker), a walk-in shower, hairdryer, and a flat-screen TV with streaming services. Floor plans range from studios (2 double beds, ideal for 3 people) to one-bedroom apartments (1 king-size bed). Some rooms have a separate living/dining area. The standout feature is the balcony or terrace - rooms on the 5th floor or higher offer sweeping sea views, and even lower floors get good sightlines over the pool and beach. Noise is minimal due to the quiet location; road-facing rooms are not an issue. Beds and sofas are described as comfortable, and the air conditioning is effective and adjustable. Cleaning and linen/towel changes are not included in short stays unless paid extra, so plan accordingly. The property also has a lift and wheelchair-accessible rooms.

For self-catering, each apartment has a full kitchen with stove, microwave, refrigerator, and cooking utensils, allowing you to prepare meals. A convenience store (OXXO) is directly across the street for basic groceries, drinks, and snacks. A supermarket is a 10-minute bus ride away. Two restaurants (one is Navios, with ocean views) are just across the street and are popular for dinner. The bus stop outside also connects to the many restaurants along the Hotel Zone. The paid breakfast buffet provides a typical continental spread, best reserved if you want a quick start without cooking. Given the limited on-site dining, most visitors self-cater breakfast and lunch, then eat out for dinner.

The two outdoor pools are open all year and both offer beautiful ocean views - one has a shallow plunge-pool feel. Sun loungers and umbrellas are provided free at both the pool and the private beach area. The beach itself is a clean, sandy stretch with warm turquoise water. The waves can be moderate (often yellow or red flags), which makes it fun for body surfing but less calm. Towels for the beach and pool are included. The gym is basic but usable. The spa offers a wide menu: couples massage, foot/back/neck/head massage, full body massage, and a hot spring bath (additional charge). A sauna and a public bath are also available. The tennis court is free and available. For children, there are family-friendly pools and the beach, though there is no dedicated kids' club.
