The B&B sits just around the corner from the main train station, providing direct rail access and the T2 tram line to the airport. Most major landmarks - the Duomo, Uffizi Gallery, and historic centre - are within a 10-15 minute walk. The immediate area includes supermarkets, a 24-hour McDonald's, a laundromat, and several restaurants and cafés within 300 metres. While the station surroundings are practical for transport, the immediate streets can feel less scenic and occasionally have strong odours. The building itself is on a quieter side street, and rooms facing away from the street tend to be calm.

Rooms feature Tuscan-style furnishings, artwork on the walls, and a refined beige-and-white colour scheme. Each is soundproofed and includes a work desk, wardrobe, safe, and a tea/coffee maker. Double rooms offer one bed; a single room is also available. While some rooms feel spacious with good natural light, others are compact and dated. Road-facing units can pick up street noise, while internal courtyard rooms may hear restaurant or construction sounds, especially early morning. The small lift fits one person and luggage; there are steps before reaching it. There are no balconies, but some rooms have a small terrace.

Breakfast is served in the room between 08:00 and 09:30 and must be requested before arrival. The standard offering includes biscuits, jams, Nutella, fruit, and a hot drink. While the breakfast is basic and packaged, it provides a convenient start without needing to leave the room. Gluten-free items can be arranged with advance notice. Guests wanting a more substantial or varied morning meal can find several cafés, bakeries, and bistros within a short walk, including Panificio and Antico Caffe' Turismo. For later hours, a 24-hour McDonald's is on the same block. There is no restaurant or bar on-site.
