The property is situated on a quiet, 2 hectare working farm surrounded by coffee plantations and tropical vegetation. Kaloko-Honokohau National Historic Park is 9 km away, Ahu'Ena Heiau 7 km, and Kealakekua Bay 28 km. Downtown Kona's restaurants and bars - such as Huggo's - are about 10 minutes by car. The winding mountain access road is manageable during daylight but less straightforward at night, so arrive before sunset on the first day. The hilltop location provides cooling evening breezes that make air conditioning unnecessary.

Each suite - Honu (sea turtle) or Kula (open meadow) - is at opposite ends of the main house, separated by a covered porch (lanai). Both face west, offering direct sunset views over the ocean. The interior features an open-beam ceiling with natural wood finishes, large windows, carpeted floors, and a private balcony. The bedroom contains a California King bed; the sitting area includes a love seat and chairs. Amenities include a mini fridge, wet bar, wine glasses, cable TV, stereo with Hawaiian CDs, and a ceiling fan. The private bathroom has a Jacuzzi bathtub and a large tile shower. The suites are spacious, clean, and quiet, with no stairs to enter. No air conditioning is needed due to the elevation; nights can be cool.

Breakfast is a highlight of the stay - a multi-course meal featuring estate-grown coffee, fresh eggs from the property's 125 free-range chickens, and fruit from the on-site garden. The host, a former chef, alternates between savory dishes (such as omelets and frittata) and sweet options (such as guava French toast with mango jelly). Breakfast is served on the lanai with an ocean view. No other meals or restaurant facilities are available; the nearest dining options are a 10-minute drive away in downtown Kona.
