The property is located right at the foot of the boardwalk on 12th & Ocean, with the beach ramp inside the parking lot. This means you never need to cross a street to reach the sand or the boardwalk. The location is within easy walking distance of numerous restaurants, including Jilly's Ice Cream Factory, Chickie's & Pete's, Yoasis Beach Bowls, and Primavera (all about 0.5 km away), as well as Angelo's Family Restaurant and Emily's Ocean Room (0.5 km). Atlantic City International Airport is 26 km away. For cycling, a bike rack is available beside the front office.

Standard rooms are equipped with two queen beds and sleep up to four people. A rollaway cot can be added for $15/night to accommodate a fifth person. Each room includes a private bathroom with both a shower and a tub (except one handicap-accessible room which has a walk-in shower only). In-room amenities include a flat-screen TV with satellite channels, air conditioning, heating, a microwave, and a mini-fridge. There is no coffee pot in the room, but complimentary coffee is available at the front office each morning. Rooms do not have balconies, though some second-floor rooms offer angled ocean views.
