B&B HOTEL ROMA TUSCOLANA SAN GIOVANNI, Rome

The hotel sits adjacent to Tuscolana Train Station, where the FL1 line provides a direct 30-40 minute link to Fiumicino Airport. Ponte Lungo Metro station on Line A is a 5-minute walk, giving quick access to Termini, Spanish Steps, and Vatican City. Bus line 85 stops just 2 minutes away, reaching the Colosseum in about 15-20 minutes. The surrounding residential area has several restaurants, supermarkets, and a cash machine within a short walk. The neighbourhood is considered safe and quiet at night. On-site private parking costs €12/night and includes an EV charging station. While the hotel is about 20 minutes from the main attractions by public transport, the transport connections make car-free city touring simple.

Standard double and twin rooms are compact but functional, with a wardrobe, safe, and flat-screen TV. Some rooms include a fridge. Superior rooms feature a terrace and a kettle for tea and coffee. All bathrooms are private with a shower, bidet, and free toiletries; the shower is small in some units. Some rooms have been noted as showing signs of wear, with occasional mould in the shower. Light sleepers may prefer rooms away from the street or railway, as corridor noise and train sounds can be heard. Beds are generally comfortable, but only one pillow per person is provided (extra pillows available on request). Housekeeping is offered daily but may not always include thorough cleaning. Triple rooms are more spacious and suit small families. A limited number of accessible rooms are available with features such as grab rails and a walk-in shower.

Breakfast includes bread, pastries, cereal, yogurt, fruit, scrambled eggs, sausages, and fresh orange juice. Quality is adequate, though replenishment can be slow during busy periods. Gluten-free options are limited to pastries and rice cakes. The hotel's restaurant is open for dinner from 19:00-23:00, serving Italian cuisine with vegetarian and gluten-free choices. A snack bar and vending machines (drinks and snacks) are available around the clock. Wine and champagne can be purchased at an additional charge. For alternative dining, several restaurants are within a 5-10 minute walk, including Osti Matti and 51 Restaurant both 0.5 km away.

The fitness room has basic cardio equipment suitable for a light workout. The hotel does not have a spa, pool, or other wellness facilities. Outdoor seating is available on the terrace and in the internal courtyard. Bicycle rental allows guests to explore the neighbourhood and connect to nearby bike-friendly routes. For more extensive exercise, the area offers running paths along Via Tuscolana.
