The guest house is situated in a working residential area directly adjacent to the railway tracks of Santa Maria Novella station. This gives very easy pedestrian access to the station (under 2 minutes) and the Fortezza da Basso convention center, with the Duomo and Accademia Gallery reachable on foot in about 20 minutes. A tram stop right outside the building provides a fast, cheap connection to the city centre in 5 minutes and to the airport in 20 minutes. The immediate neighbourhood has several casual eateries within a 5-minute walk. Light sleepers should note that rooms facing the tracks experience substantial train noise; rooms on the opposite side of the building are noticeably quieter.

Rooms are compact and basic in style, each equipped with air conditioning, heating, a private entrance, a wardrobe, and a flat-screen TV. All rooms include a private bathroom (ensuite or adjacent with a dedicated key) with a shower, hairdryer, and free toiletries. Accommodation options range from double rooms with one bed to quadruple rooms with two beds. While the featured rooms have a balcony with city or landmark views, some interior-facing rooms may not have a view. The building has a lift, and the property is on the 6th floor. Rooms are functionally furnished, but some are very small with limited space around the bed and little storage for luggage. Road- and track-facing rooms can be very noisy from trains and street traffic; requesting a room on the quieter side is recommended for light sleepers.

However, a self-service coffee machine (making espresso, cappuccino, and other hot drinks) and a water dispenser are available to all guests free of charge around the clock. Several casual dining options are within a 5-minute walk, including a pizzeria, a kebab shop, and an Italian restaurant. The only dedicated leisure facility is the shared rooftop terrace, which offers panoramic views over Florence including the Duomo.
