The property sits on a quiet street in a safe central neighborhood. The ADO bus station is a 15-20 minute walk away, and the R2 bus stop is just a few minutes' walk, providing direct access to the hotel zone and beaches. Two large supermarkets (Walmart and Market 28) are within a 5-10 minute walk, and numerous restaurants, cafés, and shops are within a 0.3-0.5 km radius. Cancún International Airport is 17 km away; the paid shuttle service costs 640 pesos one-way or 1180 pesos round trip.

Accommodation consists of double rooms with one large bed and a private bathroom featuring a walk-in shower. Rooms are equipped with a flat-screen TV, microwave, fridge, and coffee maker. The de luxe double room with a balcony is the largest option and offers garden views. All rooms are non-smoking and have mosquito nets on windows and balcony. While rooms are spacious and well-suited for solo travellers or couples, there is no wardrobe or closet-only some hanging space. Road-facing rooms may experience occasional street noise, but the neighbourhood is generally quiet at night.
