The property sits on a central street between Rialto and St. Mark's, placing most major landmarks within a short stroll. The Rialto water-bus stop provides direct access to Santa Lucia Train Station and Piazzale Roma Transport Hub, as well as the Alilaguna orange line from Marco Polo Airport (approximately one hour). The immediate area is pedestrian-friendly with numerous restaurants, cafes, and shops. Those arriving from Treviso Airport can take a bus to Piazzale Roma, then a water bus to Rialto. The street can be busy and is lively at night, but noise tends to subside by 10:30 pm.

Accommodation is spread across two addresses: the main building (San Marco 4991) and an annex (San Marco 4152) located about 400 metres away. The annex rooms are separate from the main property and do not include breakfast. Room types include Classic Rooms (no canal view), Quadruple Rooms with a terrace and canal view, and Double/Twin Rooms. The double room on the upper floor can have a sofa bed which is known to be very uncomfortable for sleeping. The mattress quality in many rooms is described as worn, with a dip in the middle. Interior noise can be an issue due to thin walls and floors: rooms facing the street can be noisy, and rooms near the breakfast preparation area can be disturbed early. All rooms have private bathrooms, though some annex bathrooms are on a different floor from the bedroom. Electric kettles can be provided on request.

Breakfast is served in the main building only. Guests in the annex do not receive breakfast. The standard breakfast tray includes a croissant, bread, jam, yogurt, granola, juice, and coffee or cappuccino. It is brought to the room at a pre-arranged time (typically between 8:00 and 9:00). The selection is basic but has been appreciated for its freshness and presentation. Guests with dietary restrictions should inform the host in advance; the host has been responsive to requests for adjustments. The property does not have a restaurant or bar, but the central location provides immediate access to a wide variety of dining options within a short walk.
