The hotel is on a quiet canal side street, within a 10- to 20-minute walk of St Mark's Square and the Rialto Bridge. The nearest water-bus stop, Ca' Rezzonico (line 1), is roughly 300 metres away, offering routes to the train station (Santa Lucia), the airport via the Alilaguna orange line, and across the Grand Canal. The surrounding area is residential and lively, with Campo San Barnaba and Campo Santa Margherita within a few minutes' walk - both squares host a variety of restaurants, bars, a supermarket, a pharmacy, a bakery and a gelateria. The hotel's location is practical for exploring on foot: the Accademia Gallery is a 5-6 minute walk, the bus station about 10 minutes, and the train station about 20 minutes. A private water taxi from the airport costs approximately €140-160, and from the train station €70.

Accommodations range from single to family rooms (sleeping up to four). Some rooms overlook the garden or a canal, though canal-view rooms are limited and must be booked directly with the hotel. Standard rooms are noted for being compact, especially the bathroom, where the shower-over-bath configuration can be tight for taller travellers or those with limited mobility. Top-floor rooms may feel warm when the central air conditioning is not yet switched on for the season, and some have low, slanted ceilings in the bathroom. Some rooms show signs of age such as worn carpets, marked walls or mildew on shower heads. Hard surfaces make rooms sound-sensitive, so internal noise from the lobby or adjacent rooms can be audible. Complimentary tea, coffee and water bottles are provided, and USB charging ports and Nespresso machines are available in certain rooms.

The breakfast buffet includes bread, pastries, biscuits, fruit, yoghurt, cereal, cold cuts, cheese, scrambled eggs, bacon, pancakes and fresh coffee made to order. Offerings vary daily and are sufficient for a filling start to the day.
