The property sits 2 km from Fitzwilliam Square and roughly 12 km from Dublin Airport. A bus stop right outside provides service to the centre in under 10 minutes, while Dublin Castle is a 30-minute walk away. St. Stephen's Green and Temple Bar are also within comfortable walking distance (20-25 minutes). The immediate area has a supermarket, several coffee roasters, pizza places and traditional pubs within a 300-metre radius. For longer stays, the location is well connected to both the city and the wider Dublin area, though having a car is neither convenient nor necessary due to the lack of on-site parking.

The studio is designed for single occupancy - the layout places a double Murphy bed in the main living space, and when it is folded down the room becomes very tight, blocking access to some storage and the kitchenette. The private bathroom has a walk-in shower, a hairdryer and an electric towel rack, but the toilet and shower are only separated by tinted glass, offering minimal visual privacy. A kitchenette with a microwave, toaster, kettle and small fridge allows for simple meal preparation, and a communal kitchen on each floor provides full equipment for cooking. Rooms lack air conditioning; windows open only a few centimetres, so internal temperatures can rise noticeably even in mild weather. A desk, safe, flat-screen TV and storage shelves are provided. Soundproofing is in place, but internal noise from corridors and neighbouring rooms can be audible during quiet hours. The Murphy bed is firm, which some find comfortable while others find it too hard.

The fitness centre is well-equipped with free weights, cardio machines and space for yoga classes and fitness classes - all included in the stay. A games room has billiard tables and board games, and the cinema room shows movies in the evenings with reclining chairs. The rooftop terrace on the 5th and 7th floors provides panoramic views of Dublin and is furnished with outdoor seating and picnic tables. Weekly activities such as walking tours, movie nights, cooking classes and live sports broadcasts are organised on site, offering a social element more typical of co-living than a standard hotel. These facilities are shared with long-stay residents, so availability is generally good outside peak hours.

The 24-hour front desk handles private check-in and check-out, and the staff can store luggage for free before check-in or after check-out - a significant advantage for early arrivals or late departures. Laundry services are available at an additional charge (€3.50 per wash/dry cycle), with irons and steamers also on site.
