The San Silvestro vaporetto station is a minute on foot, giving direct waterbus access across the city and to Venice Marco Polo Airport via water taxi or Alilaguna. The immediate area is lively with restaurants and shops-Antico Panificio, Birraria La Corte, and Ostaria dai Zemei are all about 300 m away. A supermarket is also nearby for self-catering supplies.

Units range from one-bedroom to two-bedroom layouts, each with a separate living room, sofa, dining area, flat-screen TV, washing machine (in select apartments), and a private bathroom with shower. Kitchens include a stovetop, refrigerator, dishwasher, microwave, and kitchenware. The apartments are spacious-some are large enough for groups of up to 8 with two bathrooms-and are generally well-suited for families. Rooms on lower floors have a genuine canal view with access to a small patio or terrace. Upper-floor apartments have a limited view of the water. Bed configurations vary; for example, one unit has two double beds in a single room with no separation, which reduces privacy for two couples. The building has historic character, but the interior decor is basic and under-furnished. Some units show signs of wear: broken bathroom cabinets, peeling floorboards, and poorly maintained furniture. Noise from the apartment above is audible, and occasional boiler noise has been reported.

The apartments do not have a restaurant, bar, or breakfast service, but each unit has a full kitchen with a stove, oven, microwave, fridge, dishwasher, and cooking utensils for preparing meals. A supermarket is located close by. Dozens of restaurants, trattorias, and cafes are within a few minutes' walk, including Trattoria alla Madonna (500 m) and Osteria Vivaldi (300 m). The nearby San Silvestro vaporetto stop offers quick access to other dining areas across the city.

There are no wellness or leisure amenities such as a pool, spa, sauna, or gym at this property. The main leisure value is the location: sitting on the small patio or terrace overlooking the canal offers a peaceful spot to watch gondolas and boats pass by.
