Roma Story lies in a quiet residential street in the Esquilino district, a 3-minute walk from Santa Maria Maggiore basilica and a 10-minute walk to Termini station. The Colosseum is a 15-minute walk away, and a metro station is directly outside, providing quick connections across Rome. Ciampino Airport is 13 km. The area is well served by bus stops, and the immediate surroundings include a supermarket, several cafés, and restaurants. On-street paid parking is available between 16:00 and 10:00 at low cost (approximately €3). The property is in a secure apartment block, with easy access to the Monti district's bars and eateries.

Rooms are private with air conditioning (heating in cooler months), a flat-screen TV, desk, and wardrobe. Some rooms have a patio overlooking a quiet inner courtyard. Double and triple room configurations are available; the triple room has 2 beds. The private bathroom features a shower, hairdryer, and free toiletries. Some rooms face the road and may experience street noise at night, while courtyard-facing rooms are quieter. Room sizes vary: some are compact, best suited for 2 people, while others are more spacious. Certain rooms have a tea and coffee station in a shared hallway area rather than inside the room. Balconies are present in a limited number of rooms; it is advisable to confirm the exact room features at booking.

Free WiFi is accessible in all areas. Check-in is contactless via a code system, with detailed video instructions sent by the host. Luggage storage is not available on the property; guests who need to store bags after check-out should use paid lockers at Termini station (approximately 10 minutes' walk). Private off-site parking costs €20 per day and is located nearby; a reservation is not needed. On-street paid parking is an alternative, especially cheap between 16:00 and 10:00 (approx. €3). The host communicates primarily via WhatsApp and is responsive, though not on site. A communal area provides a kettle, coffee machine, and small fridge. Room cleaning is on request; the property can provide fresh towels and garbage removal.
