ROOM 45, Florence

Located on a lively street with bakeries, cafes, pizzerias, and restaurants within 0.5 km, the property is ideal for exploring the city entirely on foot. Florence Airport (Peretola) is 9 km away - a 20-minute tram ride from the nearby station. For views of the city from Piazzale Michelangelo, bus line 13 stops a short walk away. The surrounding area is safe and well-served by minimarkets and shops, making self-catering and sightseeing equally convenient.

Rooms are clean and comfortably furnished, though some are compact and have basic decor - suitable for short stays focused on exploring Florence rather than lingering indoors. The rooms on the street side can pick up noise from the busy road and restaurants; rear rooms are noticeably quieter. Each room includes a wardrobe, a desk area, and a bathroom (private, but outside the room for Rooms 1 and 2). Heating is via air conditioning units and supplemental fan heaters, which can be noisy. Room 3's bathroom is inside the unit and is the best choice for convenience. The two-bedroom apartment comes with a kitchenette (stovetop, refrigerator, oven, microwave, coffee machine) and a dining area. No baby cots are available.

The property provides a kitchenette in some units and a coffee machine in all rooms, enabling independent meal preparation. The neighbourhood is ideal for dining out: within 0.5 km there are multiple bakeries (Pasticceria Piccioli, Ballerini), a pizzeria opposite the building, and several well-reviewed trattorias (Trattoria Armando, Il Contadino) and bars. Excellent pastries and coffee are available on the same block for a quick breakfast. For a fuller meal or evening out, the historic centre's restaurants and markets are just a short walk away.

There are no dedicated leisure facilities on site. The property is best suited for guests planning a busy sightseeing itinerary. Nearby leisure options include bus line 13 to Piazzale Michelangelo for panoramic walks, and the Arno river's Lungarni bridges are easily reached on foot.

Internet is free and available throughout the property, though measured speeds have been modest (7-9 Mbps) - adequate for messaging and browsing. Luggage storage is offered free of charge from 11:00 to 18:00 for same-day storage before check-in or after check-out, but is not designed for multi-day storage. The property has no elevator; the rooms are on the second floor (walk-up). No parking is available. A barber/beauty shop is located on site. The building has CCTV in common areas for security. The self check-in process uses a smartphone door system, with detailed instructions sent in advance. The hosts are known for being highly responsive and helpful via WhatsApp.
