SAN GERVASIO APARTMENT, Venice

The apartment sits in a quiet street of the Dorsoduro neighbourhood, 8 minutes' walk from the Accademia Bridge, from which you can easily reach Piazza San Marco and central attractions. The Zattere vaporetto station is just 50 metres away, providing direct lines to Venice Marco Polo Airport (16 km) and to Murano/Burano islands. A supermarket (Conad) is 5 minutes away, and several restaurants, an osteria and a gelateria are within a 1-minute walk. The area is calm and removed from the heaviest tourist crowds, yet central enough to walk to all major landmarks.

The apartment features a private entrance with ground-floor living space: a living room, a kitchen and one bathroom with a shower. Upstairs there are two separate bedrooms and a second bathroom with a bathtub. One bedroom has a double bed that cannot be split, the other bedroom offers beds that can be configured as either a double or two singles. The kitchen is well fitted with a stovetop, refrigerator, dishwasher, kettle, cookware, and tea/coffee maker. The interior is decorated with traditional Venetian furniture and parquet floors. Rooms are soundproofed, with air conditioning, heating, a safe, ironing facilities, and a washing machine with dryer. The apartment looks onto an inner courtyard, ensuring a quiet stay. Road-facing noise is not an issue, and the building has no terrace or accessible balcony.

The apartment does not offer breakfast, a restaurant or a bar - it is a pure self-catering property. The host supplies a welcome pack with pastries, coffee, milk, butter, water and snacks for the first breakfast. The kitchen is fully equipped for cooking, and a supermarket (Conad) is a 5-minute walk away for groceries. Within a 1-minute walk there are several restaurants, an osteria serving cicchetti, and the legendary Gelateria Nico. The neighbourhood has a wide range of dining options, from casual pizzerias to elegant canal-side restaurants.

The property does not have a pool, spa, gym or wellness centre. The apartment is within 3 km of a golf course (additional charge applies). The primary leisure offering is the location itself: guests can stroll along the Zattere waterfront, watch gondola repair at the traditional squero opposite the apartment, and reach the Biennale venues (Arsenale and Giardini) on foot. The vaporetto stop provides easy day trips to Murano, Burano and the Lido beach.

Wi-Fi is free throughout the apartment. The building is entirely non-smoking. A washing machine and dryer are available at no extra cost, along with detergent, making longer stays practical. The host provides a safe, ironing facilities, and plenty of towels and toiletries. Check-in can be done late (until midnight) and the host often meets guests at the water-bus stop to hand over keys and show the apartment. Luggage storage is available until early afternoon on departure if the apartment is not booked for the same day. The host is responsive and provides clear directions and a map.
