Located on a small country road, the resort offers a peaceful base away from the main strip while keeping it just a 4-to-5-minute drive to most attractions, including Dollywood, Dolly Parton's Stampede, and the LeConte Center. The Grand Majestic Theater is 4 km away, and Ripley's Aquarium of the Smokies is about 13 km. McGhee Tyson Airport is 58 km away. There is no trolley stop on site, but Patriot Park (5 minutes away) connects to the Pigeon Forge trolley system. The property sits near a landfill, and the smell can be noticeable on the access road and at the outdoor pools. A grocery store is less than 2 km away and offers a convenient alternative to the busier main-road stores.

All suites include a fully equipped kitchen with stove, refrigerator, microwave, dishwasher, and cooking utensils, plus a washer/dryer, TV in living room and bedrooms, air conditioning, and heating. Two-bedroom suites have either one or two full bathrooms; the master bathroom in mountain-view units includes a jetted tub. Some two-bedroom suites are in a high-rise building on the 1st to 3rd floors. Pedestal units require climbing exterior and interior stairs and are not wheelchair accessible. Condition varies significantly: renovated units (notably Building 2) have modern furniture, comfortable king beds, stainless steel appliances, and gas fireplaces; unrenovated units have been described as having worn carpets, dated cabinets, hard mattresses, peeling paint, and rusted railings. Request a renovated unit for the best experience.

All suites come with a full-size kitchen equipped with a stove, oven, microwave, dishwasher, refrigerator, and all necessary cookware, utensils, dishes, and a standard 12-cup coffee maker. Starter supplies such as coffee, salt, pepper, dish soap, and dishwasher pods are provided. For groceries, a Food City supermarket is less than 2 km away and less crowded than stores on the main Parkway. Several restaurants are within a 5-minute drive along Teaster Lane and the Parkway, offering everything from Southern comfort food to casual dining.

The resort features an indoor pool and hot tub, plus two seasonal outdoor pools and two outdoor hot tubs. The indoor pool is open daily from 09:00 to 23:00. Outdoor pools generally open when weather permits, sometimes as early as March. There is also a fitness centre, a games room with arcade machines, a picnic area with barbecue grills, and a fire pit. The indoor pool area has been noted as needing some maintenance, and the arcade room is older. The outdoor pools offer sun loungers and a kiddie pool. Hiking is available off-site.

Wi-Fi is free in all rooms and has been noted as fast. Parking is free and does not require a reservation; there is also an area for trailer parking.
