The hotel is situated on Commercial Street, directly on the beach with a private sand area and a ramp for easy access. The heart of Provincetown - with its restaurants, art galleries, and the Dolphin Fleet Whale Watch pier - is a 10- to 20-minute walk or a short scooter ride; bike and scooter rentals are available nearby. The Highland Museum & Lighthouse is a 15-minute drive away. For those driving, free on-site parking is a major advantage in a town where paid parking is scarce.

Standard rooms feature crisp bright décor, plush bedding, a tea and coffee maker, and a flat-screen TV. The private bathrooms include a walk-in shower, bath, hairdryer, and free toiletries. Select rooms have a terrace, private balcony, or views of Cape Cod Bay. Two suites (Harbor View and Pilgrims Landing) have full kitchens; a few suites offer kitchenettes. Some room types are accessible only by stairs - no elevator access for those rooms. The property is older and basic rather than modern; road-facing rooms can be noisier, while bay-side rooms are quieter. For a more private outdoor space, choose a balcony room over a room with a shared full-length balcony.

Breakfast includes muffins, pastries, cereal, fruit, coffee, and occasionally breakfast sandwiches - a simple start rather than a full hot meal. The bar serves cocktails and drinks in the evenings. There is also a vending machine for drinks and snacks. For lunch or dinner, the neighboring restaurant Fanizzi's offers a full menu and is a practical option.

The outdoor heated saltwater pool is open seasonally and includes a shallow end, pool toys, and a pool bar. Sun loungers and beach umbrellas are provided. The private beach area is equipped with loungers and towels. An open courtyard with a large fire pit and outdoor seating creates a social evening space. On-site activities include free bike tours, hiking, walking tours, and pub crawls, as well as bicycle rental, fishing, and golf (all at an additional charge). There is no spa or wellness centre.

Free private parking is available for one car per room without a reservation. Luggage storage is offered free of charge. The property has a lift, though not all rooms are accessible by it; some room types require stair access only. Pet bowls are provided, and dogs are allowed on the beach (on leash).
