The unit offers a private bathroom with shower and free toiletries, a separate bedroom with a large comfortable bed, and a mezzanine loft area with a second bed. The kitchen is fully equipped with a gas hob, oven, refrigerator, dishwasher, washing machine, Nespresso machine, electric kettle, and all cookware. The dining area seats two comfortably. A supermarket and numerous restaurants are within 300 metres, including Lo SchiacciaVino, Vivoli, Tijuana, Ristorante La Maremma, and Trattoria Pallottino. The famous Vivoli gelato shop is directly opposite the building. There is no restaurant or bar on-site; guests rely entirely on the apartment's kitchen or the abundant dining options immediately outside.

Internet is free in all areas. A washing machine (no dryer) and a clothes horse are available, plus a dishwasher and ironing facilities. The apartment is non-smoking and pets are not allowed. Daily housekeeping is available for an additional charge. The host meets guests personally at check-in, provides a tour of the apartment, and offers local advice. Private check-in/out is included. No parking is available on-site. Luggage storage can be arranged at a nearby coin-operated deposit if the next booking arrives the same day. The building has no lift, only stairs.
