Villa Eden sits directly on Nice's iconic Promenade des Anglais, placing the beach across the street and offering Mediterranean views from many rooms. The hotel is 2 km from the Old Town and Masséna Square and 4 km from Phoenix Park. Nice Côte d'Azur Airport is 4 km away, while Nice-Ville Train Station is 2 km from the property. Public transport is highly convenient: the Magnan bus stop outside connects both to the city centre and to the airport. The tram line is also a short walk, providing direct access to the station and to Monaco. The location is highly walkable, with numerous restaurants, snack bars and shops within 300-500 metres, making a car unnecessary for most guests.

All rooms are air-conditioned and include a flat-screen TV and desk. Most rooms have a private bathroom, though some room types may have a toilet on the landing. A private bathroom is available in select rooms. Rooms with a balcony are available and offer views of the garden or the sea. Single rooms provide city views and parquet floors. Family rooms are available and some are quite spacious, suitable for groups. However, rooms are generally described as compact, especially the bathrooms, which can be very small. The property is older, with dated furniture and some signs of wear. Soundproofing is minimal, so noise from neighbouring rooms and the street can be an issue. Light sleepers may wish to request a room away from the road and bring earplugs. Daily housekeeping is provided and fresh towels are supplied.

A continental breakfast is available for an additional €12 per person per day, served between 08:00 and 10:00. Breakfast is typically a basic selection of bread, pastries, jam, hot drink and juice, and is offered in the garden terrace area when weather permits. There is no on-site restaurant or bar. However, numerous cafés, snack bars and restaurants are within a very short walk along the Promenade des Anglais, offering a variety of dining options. For those who prefer a self-sufficient stay, there is no tea or coffee-making equipment in the rooms.

Villa Eden does not operate a swimming pool, spa or wellness facility. The property's garden with a shaded terrace serves as a pleasant outdoor seating space. Leisure activities are focused on the hotel's superb location: the beach and Promenade des Anglais are directly opposite, and the surrounding area offers walking, cycling and easy access to the Old Town. The tram and bus network provide quick connections to museums, parks and other attractions in Nice.
