VIVA RIVIERA BRAND NEW TOP FLOOR CLOSE CROISETTE, Cannes

The apartment sits in the real heart of Cannes, right within the iconic Carré d'Or district. Plage de la Croisette is a 2-minute walk, the Palais des Festivals is 500m away, and Nice Côte d'Azur Airport is 26km. The central station is minutes on foot. Numerous restaurants - Sardine, TalaMaha, Le Tube, Angolo Italiano, La Libera, and others - are within 0.3km. The neighbourhood is lively but the apartment's soundproofed windows keep street noise out when closed. The location is ideal for city trips and beach access without a car, though no parking is available on site; a discounted public parking arrangement with the train-station garage (50%) makes car use feasible.

This top-floor studio-style apartment was recently refurbished and is described as clean, cosy, and well-fitted. It includes a separate bedroom with a comfortable double bed, a living room with a sofa bed, a well-equipped kitchenette (refrigerator, dishwasher, microwave, kettle, cookware), and a modern bathroom. The unit sleeps up to 4 (the sofa bed is comfortable and folds away quickly to free up the living space). Air conditioning, flat-screen TV with cable channels, washing machine, ironing facilities, and free toiletries are provided. The apartment is compact but efficiently distributed, and the windows offer good sound insulation. No balcony or terrace, but the large window keeps the space bright. Ideal for couples or a small family.

The apartment has a fitted kitchen with a refrigerator, dishwasher, microwave, kettle, and all necessary cookware and utensils - ideal for preparing meals. A dining table is provided. For those who prefer eating out, the surrounding Carré d'Or district offers a high concentration of restaurants, including Sardine, TalaMaha, Le Tube, Dandy Club, Angolo Italiano, La Libera, and Noisette, all within 300m. The reception staff (speaking German, English, Spanish, French, and Italian) can assist with recommendations. No in-apartment breakfast service, but the kitchen makes self-catering convenient.

The apartment offers free WiFi throughout, air conditioning, a lift, and is non-smoking. Pets are allowed with no extra charge. The reception (at the nearby Hotel Le Florian) handles check-in and check-out, offers luggage storage for early/late arrivals, and can provide a 50% parking discount at the Effia train-station garage. Accepted payment methods include American Express, Visa, Diners Club, JCB, Maestro, UnionPay, and MasterCard. Cots are available. The reception staff speak multiple languages: German, English, Spanish, French, and Italian.
