The hotel sits on Boulevard de Stalingrad, directly opposite the Nice TNL shopping centre with a large Carrefour supermarket. Nice-Riquier Train Station is 5 minutes on foot - ideal for day trips to Monaco, Cannes, and Antibes. The Acropolis tram stop (line 2) connects directly to Nice Côte d'Azur Airport. The Promenade des Anglais and the beach are a 20-minute walk or 10 minutes by tram. The historic old town, Cours Saleya market, and Place Masséna are about 10-15 minutes' walk away. Several restaurants are within a 5-minute walk. The neighbourhood is lively but popular with businesses and residents; some blocks feel more urban at night, but the main street is well-lit and served by trams until late.

Each unit includes a fully equipped kitchenette with stovetop, refrigerator, dishwasher, electric kettle, and kitchenware. Studio apartments sleep two guests in a double bed (some with a sofa bed). One-bedroom apartments offer a separate living area and bedroom, sleeping up to three guests. Two-bedroom apartments have a living room and two separate bedrooms, sleeping up to six guests. Some apartments have a balcony - availability can be noted on booking, but not guaranteed. Road-facing apartments may experience street noise; courtyard-facing units are quieter. The property is older and some apartments show wear (carpets, wall coverings), though many are practical and spacious for a city stay. Breakfast is a continental buffet with hot and cold drinks, bread, pastries, butter, jam, ham, cheese, eggs, yogurt, and fresh fruit, served in the dining room. The kitchenette in each apartment - with stovetop, microwave, and dishwasher - is practical for self-catering. The Carrefour supermarket across the street is easy for groceries. The rooftop pool is open in the summer season, typically mid-May to 15th October, shared with an adjacent building. It is not heated. There are no sun loungers or chairs around the pool deck - guests sit on the deck surface. Children should be supervised at the pool. The fitness room has a stationary bike and a treadmill. Indoor board games and a table football table are in the lobby area. For leisure, the beach is a 20-minute walk and the Promenade des Anglais is 2 km away.
