Haymarket train station is a 15-minute walk, and Edinburgh Airport is 10 kilometres away; there is no shuttle, so take a tram, bus, or taxi from the airport. The area offers an excellent selection of restaurants and cafés within a few minutes' walk, particularly South Asian cuisine. Walkers can reach the Meadows park and city centre easily on foot, though some attractions are a 20-25 minute walk without public transport.

Room types range from ground-floor doubles to top-floor rooms with steep, narrow stairs and no lift. Some rooms offer a quiet inner courtyard view, while others face a quiet street; blackout curtains help in summer. Most rooms are described as spacious and have a work desk, seating area, wardrobe, and carpeted floors. A few rooms are compact and better suited for short stays without extensive luggage. Bathrooms vary: some are brand-new rooms with a large shower or bathtub and good water pressure, others are very small or located across a public corridor, requiring a key to access. All have free toiletries and a hairdryer. A small number of rooms have equipment like a coffee maker, wine glasses, and skimmed milk. Noise levels vary; rooms with a solid door seal are quiet, but some ground-floor rooms with a gap under the door let in hallway noise and draughts. Rooms with thin walls may hear neighbours; this affects selection for light sleepers.

There is no restaurant, bar, or breakfast offering at the property. The nearest cafés - Loudons Fountainbridge, The Blackbird, Quick & Plenty Cafe - are all 500 metres away, while a major supermarket is a 5-minute walk for self-catering supplies.
