The hotel sits directly on the white sand of Panama City Beach, with all rooms offering Gulf views and direct beach access via the pool area. It is located at the main entrance to town, just a 16-minute drive (16 km) from ECP Airport and 61 km from Destin Airport. Pier Park's shopping, dining, and entertainment are within a 20-minute walk, and the Russell-Fields Pier is a 16-minute walk away. Grocery stores, a pharmacy, and several restaurants (including Thai, pizza, and seafood) are within a 5-minute walk. On-site free parking is available but spaces are limited; overflow parking is across Front Beach Road with no crosswalk.

All units are air-conditioned and feature a private balcony overlooking the Gulf. Room configurations include king suites, double-bed rooms, and suites with a separate living area and sofa bed. Kitchens come with a stove, oven, microwave, refrigerator, and essential cookware and dishes; most units include a coffee machine. Bathrooms are private with a walk-in shower or tub. The property is older in style, with some units showing wear; mattresses vary in firmness and some sofa beds may be less comfortable. Road and pool noise can be audible, particularly on lower floors.
