The resort is situated in the quieter mid-strip area, between Pier Park and Pineapple Willy's, with many restaurants (Waffle House, Sunrise Cafe, All American Diner) and shops within a 5-15 minute walk. The nearest airport is 19 km away; no shuttle is provided, so a rental car or rideshare is recommended. Parking is across the street in a covered garage - the walk is under cover but can feel long. The area is walkable for breakfast and convenience items, but most major attractions require a short drive. Beach access is directly at the property, though the public section fills early with tents and chairs.

Units are individually owned, so condition and furnishings vary. Most include air conditioning, flat-screen TV, tea/coffee maker, and either a washer/dryer (all units except studios - studios have coin laundry on-site). Kitchens are equipped with stovetop, refrigerator, dishwasher, and cookware, but some have reported missing or low-quality items. Beds range from one king to multiple queens/twins; some units have sofa beds or bunk beds. The rooms are generally spacious, especially the larger apartments. Higher floors offer sweeping Gulf views; lower floors also see the ocean but may have more street noise. Noise from neighboring units and the nearby biker bar can be audible, especially on lower floors facing the strip. Some units show wear - dated furniture, rusted fixtures, or mold in bathrooms - so checking recent unit-specific reviews is advisable. The resort has two towers, each with a secured foyer (code access) and individual unit door codes, adding a layer of security.

H2O Bar & Grill is located by the main outdoor pool and serves lunch and dinner with a drink package option (3-7). The seasonal on-site market sells coffee and pre-made sandwiches. The lobby Starbucks opens daily (closes around 1 PM) and provides coffee, pastries, and espresso drinks - though during some off-seasons it may not have a full espresso menu. For breakfast, several walkable options include Waffle House, Sunrise Cafe & Bakery, and All American Diner within 0.3-0.5 km. The unit kitchens are fully equipped, allowing guests to prepare their own meals, which many do. The bar area also features a DJ on select days. No room service is available.

The resort has several swimming pools - both indoor (heated) and outdoor (including a rock-waterfall pool) - plus multiple hot tubs. Pools and hot tubs close at 10 PM. The indoor pool is a good option during rain, though it can be chilly. The fitness center is labeled for owner use only. A full spa is not on-site, but massage services are available. For recreation: tennis court, billiards, fishing, snorkelling, and a game room with tables. The beach is directly accessible, but chairs and umbrellas are not provided and must be rented from a third-party vendor. The nearby area offers golfing. Some amenities (outdoor bar, market) are seasonal. The HOA-maintained areas (lobby, hallways, pools) are generally clean and well-kept.

Parking is in a covered garage across the street; one pass is included free, additional passes $10 each (limited availability, first come, first served). Check-in is at the rental office; guests receive wristbands that must be worn at all times for pool and building access. Security is visible and enforces rules - including no loud music, no ball-throwing in pools, and no smoking except on north-facing balconies. Luggage carts are available but require an ID deposit and can be in short supply, especially during peak times. There is no airport shuttle. Wi-Fi is available but can be slow and unreliable; some units report speeds of 5-7 Mbps. Daily housekeeping is not included; units are cleaned before arrival, and guests are expected to manage their own trash and laundry during the stay. The on-site management office can assist with unit issues, but response times vary.
