The walk from the railway station is level, without any bridge crossings, which is convenient for luggage. A vaporetto (water bus) stop is a few minutes away, giving access to the airport water bus and lines 4.1 and 4.2 toward Murano and St. Mark's Square. The area around the hotel is safe, with many restaurants, bars and canalside dining within a short walk, yet the property itself sits in a courtyard, offering seclusion from the busiest tourist routes. The central tourist landmarks are reachable in about 30 minutes on foot.

Rooms are fitted with air conditioning/heating, a mini-bar, tea and coffee facilities, an electric kettle, and a flat-screen TV with satellite channels. Private bathrooms include a hairdryer and free toiletries. Room sizes vary significantly: some rooms are described as spacious, comfortably accommodating multiple suitcases, while others are compact. There is no lift. Noise insulation between rooms can be limited, and rooms in lower floors facing the courtyard are generally quiet, while street-facing rooms may pick up more noise. Some rooms are located in a wing reached through a gated area.

Breakfast is included in the room rate and is served in the hotel's garden courtyard when weather permits. The offering is an Italian-style continental breakfast: filled croissant, toast, butter, jam, honey, packaged biscuits, fruit juice, and hot coffee or tea.
