CITY RESIDENCE NICE, Nice

The property is located in a quieter, more residential part of Nice, approximately 3 km from the city center (Nice-Ville Train Station is 3 km away). While the immediate neighborhood feels somewhat isolated, it is well-connected: a bus stop directly outside provides buses to the city center and beach in 15-20 minutes (routes 8+ and 12+), and the Vauban tram stop is a 10-15 minute walk. A Lidl supermarket is adjacent, and a few local shops and a park with the Matisse Museum are within walking distance. The area is under construction in parts, and some find the streets less safe after dark, but the building itself feels secure. For getting around, using the bus is more practical than walking, especially at night or when carrying bags.

Each studio is self-contained with a kitchenette (fridge, microwave, electric kettle, cookware, and tea/coffee maker) - practical for short or budget stays. Rooms are noted as spacious and clean, with comfortable beds and decent storage. However, a critical drawback is the lack of air conditioning; only a small, noisy fan is provided. In summer, indoor temperatures can become uncomfortably hot (often above 28°C), making sleep difficult. Rooms without windows (some facing internal corridors) are particularly stuffy. Opening windows invites mosquitoes (no fly screens). Some rooms face the courtyard and are quieter, while street-facing rooms may hear construction noise. Bathrooms are basic with a shower; some have reported minor maintenance issues (e.g., shower curtain, sink plugs). Kitchen cleanliness on arrival has occasionally been inconsistent.

There is no restaurant, bar, or breakfast service on the property. The fully equipped kitchenette in each studio allows guests to prepare their own meals. A Lidl supermarket is located next door (a 1-minute walk), making grocery shopping convenient for breakfast items, snacks, and dinner supplies. The nearest restaurants are a short walk or bus ride away: Le Veniqui is 0.5 km, Le Bouchon is 1 km, and Noah Pizza is 1 km. For a fuller meal, the bus to the city center opens up many dining options.
