CLEVELAND HOUSE INN, Newport

The inn is set on a quiet, historic street half a block from Washington Square, yet it is only a one-minute walk to Thames Street's restaurants, bars, and boutiques. The harbour, wharf, and Cliff Walk are within a short stroll, and Goat Island is reachable in about five minutes on foot. The United States War College is 2 km away. The immediate area is extremely walkable, with nearly a dozen dining options within 0.5 km, including The Vanderbilt Grill, Brick Alley Pub, and Stoneacre Brasserie. Free on-site parking - a rare amenity in downtown Newport - makes car travel practical, though parking spaces can be limited during high season. The property's location consistently rates as a top strength, with the surrounding street remaining surprisingly peaceful despite its central proximity to nightlife and attractions.

Room sizes and layouts vary considerably across the inn's multiple buildings. Some rooms are spacious and elegantly furnished with hand-carved beds and period woodwork, while others are notably small - particularly those on the upper floors or in annex buildings. All rooms include a flat-screen TV, air conditioning, heating, and parquet or wood flooring. Many rooms feature en suite private bathrooms with marble finishes and spa baths, but some rooms offer only a sink inside the room, with the toilet and shower located down a public hallway. Road-facing rooms may pick up traffic noise, while rooms at the rear tend to be quiet. Some rooms have windows with blinds that let in early morning light. The older building means creaky floors and thin walls, so sound may travel between rooms. A few rooms have been noted as needing updates in carpeting, paint, and fixtures, but others are well-maintained and clean.

The inn does not operate its own restaurant, but a paid breakfast is offered each morning. The continental breakfast includes options such as English muffins, bread, yogurt, cereal, coffee, and orange juice, while hot items like pancakes, eggs, and sausage are sometimes prepared. Breakfast is served at the main Cleveland House building; if your room is in a different building, you will need to walk there. For lunch and dinner, the location is exceptional: within a three-minute walk you will find The Vanderbilt Grill, Brick Alley Pub, Stoneacre Brasserie, Busker's, Bar 'Cino, and Lucia Italian Restaurant. Mori and Max and Bear's Ice Cream are about five minutes away. This density of nearby dining means the lack of an on-site restaurant is rarely a practical limitation.

The inn does not have its own spa, wellness centre, fitness facilities, or swimming pool. Guests seeking these amenities will need to explore off-site options. The property's primary leisure strength is its location: the harbour, Cliff Walk, Washington Square, the Newport Artillery Company museum, and Thames Street's shops and entertainment are all within easy walking distance. The nearby area also offers a movie theatre and a free trolley service. Free on-site parking simplifies access to wider Newport attractions for those arriving by car.
