The property is in the Leith district, 3 km from Holyrood Park and a 7-minute drive from Edinburgh Waverley station. A bus stop right outside provides frequent services to Princes Street, the Royal Mile and the Old Town. The tram stop is a 10-minute walk away, offering easy connections across the city. Edinburgh Castle is an 11-minute drive, and Edinburgh Zoo is a 17-minute drive. Portobello Beach is within easy reach. Several pubs, shops and restaurants are within a short walk, making the location practical for exploring both central Edinburgh and the Leith waterfront without needing a car.

Most rooms include an en-suite shower room with toilet, sink and free toiletries. The Double or Twin room has a private external bathroom immediately next to the room. Single rooms are available: one at the front overlooking the park, one at the back. The Family room is at the front with park views. Double/Twin rooms are at the back. Top-floor rooms are at the back or front (the latter with park view and external private bathroom). Desks are available in the Family, Double and Double/Twin rooms; single rooms lack a desk but the dining room can be used for workspace. All rooms are non-smoking and have heating. Rooms are consistently described as very clean, comfortable and well-equipped, with comfortable beds and good showers. Road-facing rooms are not an issue as the area is quiet.

Prepared by the owners, breakfast is a highlight of the stay, with dishes such as cheese omelettes, haggis, and Christmas porridge available. The menu is flexible and can accommodate dietary preferences. There is no restaurant or bar on site, but the surrounding area has a wide variety of pubs and restaurants within a 0.5 km walk, including Borough, The Persevere Bar and Nauticus. The property itself has no spa, pool or gym, but the quiet setting and nearby green space offer a restful base. The Leith waterfront and Portobello Beach are within reach for coastal walks.
