The property sits on a quiet cul-de-sac at the entrance to the Parco del Colle Oppio, making the Colosseum a 5-minute walk away. Trevi Fountain and the Pantheon are a 30-minute walk, and Rome Termini Station is 1 km (about 18 minutes on foot). The neighbourhood is residential and quiet, but well-served by restaurants, bars, supermarkets, and a metro stop within a few minutes' walk. For trips to the airport, a taxi costs around €50, or use the metro from Termini.

The three apartments on the ground floor are spacious and recently renovated. Each features a separate bedroom, a living room with a sofa bed (which can serve as an extra double), and 1-2 bathrooms with a shower, bidet, and provided toiletries. Kitchens are well-equipped with a stovetop, refrigerator, dishwasher, oven, washing machine, and coffee machine. All units have air conditioning (powerful and effective), soundproof walls, a flat-screen TV, and a private or shared terrace overlooking an inner courtyard. The decor is modern, minimal, and clean. A double bed in the Deluxe Apartment can be supplemented with an extra single bed if needed. The sofa in the living room is large and comfortable enough for sleeping. Noise between apartments is minimal, but interior soundproofing between rooms within the same apartment is limited.

Breakfast is not served in a dining room or included in the standard rate, but the hosts provide a generous complimentary supply of breakfast items in the apartment's refrigerator: milk, yoghurt, juice, bread, jam, honey, and sometimes cheese. A high-quality bean-to-cup coffee machine and tea-making facilities are also provided. The kitchenette is fully equipped for self-catering. Numerous restaurants, bars, and cafés are within a short walk - including traditional Roman trattorias and plenty of options near the Colosseum.

Wi-Fi is free and available throughout the apartments. Daily housekeeping is included at no extra charge, and paid services like laundry, dry cleaning, trouser press, and ironing can be arranged. A paid airport shuttle can be arranged for pick-up and drop-off. Free luggage storage before check-in or after check-out is available in a private area. The property has CCTV in common areas and outside, fire extinguishers, and traditional keys - two sets can be provided for different schedules.
