The hotel is perfectly positioned for exploring the city's main attractions on foot, yet the immediate area feels peaceful, with several excellent restaurants and bars within a 2-minute walk. The San Zaccaria water-bus stop is only 400 metres away (3-4 minutes on foot), providing direct connections to the airport, Piazzale Roma (car terminal), and the Marittima cruise port (15-20 minutes). The Santa Lucia train station is 2 km away. This district is safe and well supplied with shops and cafés where locals outnumber tourists.

All rooms feature air conditioning, soundproofing, a flat-screen TV, and a private bathroom with hairdryer and free toiletries. Some rooms offer a balcony, terrace, or private rooftop terrace (Junior Suite Attic only). Rooms vary significantly: classic rooms are compact and 19th-century in style with parquet floors, while superior and deluxe rooms are more spacious and include canal views. The Deluxe Room with private terrace (room 403) has a painted ceiling fresco. Bathrooms are modern and recently renovated, though only one room in the property has a bathtub. Minibars are in all units. Road-facing rooms or those on lower floors may be noisier due to canal traffic and nearby restaurants. Rooms to the rear or on upper floors are generally quieter. For mobility reasons, note that stairs are required to reach all upper rooms, with the attic room requiring three flights.

Breakfast is available either as a pre-booked addition (€12.50 online) or purchased on arrival for €25 per day. It is a substantial buffet with continental and Italian options, including cold cuts, cheese, pastries, fruit, yogurt, and a warm selection. There is also a choice of speciality coffees freshly prepared at the table. The hotel has two restaurants: Luna Sentata (open for lunch and dinner) and CHICeria (open for dinner only, from 18:30, closed Tuesday-Wednesday).
