The historic centre is easily reached with a 12-15 minute walk along the porticoed Via Saragozza, and the San Luca Sanctuary walkway starts from the same direction. Bologna Centrale station is a 30-minute walk or a 15-20 minute bus ride away (bus stops nearby). Bologna Guglielmo Marconi Airport is 9 km away. Several restaurants, bars, and cafés are within a 5-minute walk, and Via dell'Indipendenza and MAMbo are approximately 2 km away. The neighbourhood is safe, quiet, and well-connected on foot or by bus.

The property has six rooms spread across the first and second floors (no lift). All rooms underwent renovations in early 2024, now featuring air conditioning and modern bathrooms. Room types include double rooms and a family quadruple room (with a bunk bed). Beds can be set up as singles or a double on request. All rooms have original colourful clinker-tile floors; double rooms on the first floor offer a view of the garden, while top-floor rooms feature wood-beamed ceilings and roof windows that provide ample natural light. No rooms have a balcony. The shared bathroom option involves bathroom facilities on each floor. The furniture includes antique pieces and good storage (wardrobes, mirrors in some rooms). The building is centrally heated in cooler months. The atmosphere is homely, vintage, and elegantly simple.

A daily breakfast is available for a supplement of €5 per person. The selection includes continental items (bread, pastries, yoghurt), Italian-style options, and a small buffet with fresh juice, cheese, and seasonal fruit. Breakfast is served either in the beautiful garden (weather permitting) or in the ground-floor common lounge. For other meals, the property has no restaurant or bar on site, but there is a shared kitchen where guests can prepare simple drinks or snacks. Numerous restaurants, pizzerias, and bars are within a short walk: Bar 81, Black Cat Pub, Bistrot Bonaccorsi, and Fermata del Gusto are all about 300-500 metres away.

The wellness and leisure offering is centred on the mature garden with outdoor furniture and a picnic area, ideal for relaxing or enjoying breakfast. Inside, there is a shared lounge/TV area with board games, table tennis, and a piano. Hiking trails (including the portico route to San Luca) start nearby, and rafting is possible in the surrounding area. There is no swimming pool, spa, or fitness centre on site.
